Why not file it yourself?

Original contractors generally do not have the same monthly subcontractor notice requirement. Their affidavit deadline turns on when the original contract is completed, terminated, or abandoned.

Notice by month.
Required notices depend on when labor was performed and whether the project is residential. Missing a monthly notice can affect the right to claim that month's work.

Material suppliers also face monthly notice rules. Invoices, delivery records, and the contracting chain should be reviewed before deadlines are set.

When is my notice or lien filing due?
Deadlines depend on your role, the project type, and the month work was performed. For many post-2021 non-residential subcontractor claims, monthly notice is due by the 15th of the third month after the month of work, and a lien affidavit by the 15th of the fourth month after the month of last work. Residential deadlines are generally earlier. Original contractors have a different filing trigger. Have counsel verify your actual dates.
How much does a mechanics lien cost?
The flat fee is $599 for pre-lien notice, lien affidavit preparation, and filing. No hourly billing.
Where are Austin-area liens recorded?
The lien affidavit is recorded with the county clerk where the property sits. That is commonly Travis County for Austin projects or Williamson County for projects in northern suburbs. We verify the county from the property records.
Do I need an attorney to file?
Texas does not require an attorney to file a lien. But errors in notices, parties, legal property descriptions, or statutory deadlines can compromise a claim.
What happens after the lien is filed?
Filing creates a recorded claim against the property. Additional service requirements and enforcement deadlines may apply. Filing does not guarantee payment; disputes may require negotiation or litigation.
What if I missed a deadline?
Contact the office with your contract, work dates, and payment history. A missed lien deadline may limit your lien rights, but other collection or contract remedies may remain.
Do data center projects have different lien rules?
Chapter 53 generally applies, but large projects can involve several contracting tiers and different notice obligations. Identify who contracted with whom, which months work was supplied, and whether the project is residential or non-residential.
What if the owner or contractor disputes my lien?
